NOTICE OF PUBLIC HEARING
CITY OF DEXTER
ZONING BOARD OF APPEALS
Pursuant to Michigan Public Act 110 of 2006, as amended, notice is hereby given that the City of Dexter Zoning Board of Appeals will hold a public hearing at 7:00 p.m., on Monday, May 15, 2017. The hearing will take place at the Dexter Senior Center, 7720 Ann Arbor Street, Dexter, Michigan. The purpose of hearing is to take public comments regarding the following variance application:
The applicant, 814 Development is requesting a variance from Section 15(B).02.C.1, of the City of Dexter Zoning Ordinance, which requires new building setbacks to be uniform with adjacent lots in the C-1 Commercial District. The applicant is proposing to build a structure with a front yard setback, which would not be uniform with an existing structure on the lot adjacent to the southeast of the subject site.
The subject site is a vacant 2.0 acre parcel located at the northwest corner of the intersection of Dexter-Ann Arbor Road and Eaton Court.
Legal Description of Property (portion of 08-08-05-300-061), as described, as follows:
Commencing at the South ¼ of Section 5, T2S, R5E, City of Dexter, Washtenaw County, Michigan; thence N89°50’33”W 678.87 feet along the South line of said Section to a point on the centerline of Dexter-Ann Arbor Road; thence N47°54’34”W 863.00 feet along said centerline; then N42°05’25”E 60.00 feet to a point on the Easterly right-of-way line of Dexter-Ann Arbor Road also being the Point of Beginning; thence N47°54’34”W along the said Easterly right-of-way 352.00 feet; thence N42°07’42”E 242.18 feet; thence S49°38’30”E 352.00 feet along the Westerly line of Eaton Court Condominiums as recorded in Liber 4365, Page 562 Washtenaw County records; thence S42°05’25”W 252.82 feet to the Point of Beginning. Being a part of the Southwest ¼ of Section 5, T2S, R5E, City of Dexter, Washtenaw County, Michigan; Containing 2.0 acres more or less.
If granted, the applicant would be allowed to develop a new building with setbacks that would not be uniform with adjacent lots in the C-1 Commercial District.
The applicant is requesting the variance due to practical difficulties.
The application is available for public inspection at the City Offices, 8123 Main Street, 2nd Floor, Dexter, MI 48130; weekdays between 9:00 a.m. to 5:00 p.m. Any questions regarding the application should be directed to the Office of Community Development at 734-580-2233.
Interested parties are welcome to attend the public hearing and present their comments. Written comments regarding the proposal should be submitted to the Office of Community Development at the address listed above or via email to email@example.com, and must be received no later than 5:00 p.m., Monday, May 8, 2017.
